Nestled between majestic hills, thriving wildlife conservation areas, and productive farmlands, this ground-breaking open-space residential neighborhood represents a triumph of boundary-free creative thinking and community cooperation.

Conceived by Tom Zahoruiko thinking about what should be done rather than what could be done, this 153-acre site required open-minded, creative, and cooperative efforts from the development design team, leaders in two local communities, as well as regional and state regulators and legislators.

By effecting a first-ever municipal boundary change pursuant to a private citizen request, a magnificent neighborhood of just 17 homes became the financial engine to create an 11-acre recreational fields complex — with full and accessible bathrooms, playground, parks, and parking — and preserve an additional 131 acres of meadows, woodlands, and wetlands, enhanced with hiking trails.

Active recreation and parks, environmental sensitivity and conservation, and elegant quality homes came together in this unique and cooperative effort.
